We’re getting closer and on track to open Solberg D’Lux Suites mid-November 2025! I will give you an update mid September, after painting is complete, to verify if that is still the anticipated date.
I’d like to set up a time with you to go over your new business documents, answer any questions, and make sure you’re set for a smooth move-in. Just reply to this email with a few dates/times that work for you once you sign the lease and are ready to start dialing in the details of your new business!

Getting Started: Securing Your Suite
✔️ Lease & Security Deposit – Your suite is secured once you’ve signed your lease and submitted your security deposit (equal to 4 weeks’ rent), Reservation Deposit will be applied to balance. This will be in your email this week and coming from JOT FORM for your digital signature. Please return by Sept 1.
✔️ Rules & Regulations form – Review and follow all policies. You’re responsible for ensuring employees, sub-tenants, and guests follow them too. All Sub-tenants will need to sign this form to obtain key fobs and access after hours to the facility. EX: Parking – Closest spots reserved for guests; 15 min max for drop-offs. Door Signs – Customize your wall sign insert (4” x 7.5”)—Canva is great for design. Glass Policy – No window/door decals; privacy film allowed (no advertising) etc.
✔️ Automatic Rent Payments – Complete the ACH form attached to your lease. Rent is withdrawn every Monday (or next business day if Monday is a holiday). Sub-tenants can have their portion of rent withdrawn weekly directly from D'Lux with a bank service charge fee added. Auto Payments will start once you are OPEN, D'Lux Suites will allow you one week to set up your suite prior to opening without payment.

Move-In & Setup Opportunities
Up to $500 Setup Credit – We’ll cover up to 50% of your EQUIPTMENT, Email receipts to angissalon@gmail.com. Credit does NOT need to be reimbursed with a 52 week commitment. Credit is only applied towards nail or spa tables, salon styling chairs or barber chairs & styling stations, NOT backbar or decor.
For Sale:
Chairs – Gently used hydraulic styling chairs ($950+ new) available for $300 ea, or NEW one for free with your $500 credit allowance.
Styling Towers – Gently used Black with hot tool drawer ($1,250 new) available for $500 credit. First come, first served.
Before Opening Day
Paint Colors – Let us know your color choice by Aug 25 if you want a custom paint color in your suite prior to flooring and trim installed. All Paint will be done by our designated company. Wallpaper is allowed, recommend Peel and Stick. You can choose a contractor to install. When you move out, you will be responsible for removing wallpaper and any damage to drywall.
Website Listing – Email your info (suite #, business name, your name, phone, social links, and services,Business hours). EX: https://d-luxsuites.com/book-an-appointment
Business Coaching – Schedule with Brad for QuickBooks setup or spreadsheet planning and/ OR Rebecca Link :712.441.1066. D'lux will be offering a class with Rebecca once we open on Solberg, FREE to all Tenants. DATE :TBD, Location: Solberg Breakroom

Payment & booking: Gloss Genius, Square, Venmo
Logo creation: 99designs, Canva, Vista Create
QR codes: Link to your booking page or website and add to your marketing materials.
Code to Suite door (4-9 digits): Can have more than one code programmed and can auto lock suite door as an option- this is great for spa tenants.
What to Provide: Towels, tools, backbar products, décor, trash cans, cleaning supplies, laundry bin, first aid kit (personal), and any equipment specific to your services.
Licensing & Tax Setup
✔️ South Dakota Cosmetology License – Apply at www.cosmetology.sd.gov or call 605-773-7175.

Office Address: Your home address ( all documents will be your home address/ office address), you may have your products shipped to D'Lux but NO MAIL.
Booth renters (sub-tenants) must list their own salon name and info—not D’Lux Suites as the "salon". Sub-tenants would be booth renting from the Suite lease holder ( see next section below)
✔️ South Dakota Sales Tax License – Set up an account at www.epath.gov or call 605-367-5803. Contact: Christian Dreier. https://d-luxsuites.com/lease-a-suite has links set up for easier application.
Important Update: South Dakota Cosmetology Rule Change for SuiteMates!
The South Dakota Cosmetology Commission recently updated its regulations. Each suite at D’Lux may only be leased to one individual licensee, due to the presence of a single shampoo bowl/sink per suite.
What this means for you, D’Lux will maintain a lease with only one person per suite.
If another professional works in your suite, sub-tenant, they must sub-lease directly from you (the primary leaseholder).
Sub-tenants terms and payment are completely up to you the primary lease holder. There is a one time $25 set up fee for each additional professional.
