JANITOR:​

  • Bathrooms  (SERVICE JANITOR DUTIES are in next section )
  • Manage  job to tidy up through out the week in between janitor schedule.
  • Break room
  • Laundry room
  • Entry ways; wipe down for finger prints and vaccum rugs.
  • Hallways vacuumed 3 times a week

*Are you looking to reduce rent

 & Get paid while you have down time in between guests?

HANDYMAN:

  • Fix any issues or call to have them fixed by one of our subs.

We are looking for someone who is available and can address tasks immediately when things come up.

 please inquire if interested.
  • understanding of HVAC air flow & basic electrical tasks is a plus
  • OPTIONAL: Hang Chandeliers ($100 charge to each client starting 2022)

COFFEE BAR ATTENDANT:

Machine

needs to be cleaned daily

(This takes about 15-20mins but needs to be done every 24 hours at the least)


As the machine is running its cycle, refilling  and restocking, wiping down coffee bar and floor/ cabinets in case of spills and refill syrups, cups and powders.

*Its important to us to promote sales. We would want employees to offer customers specialty drinks or offer to show them how to use it .

PROGRAM KEYS FOR NEW LEASES AND GIVES TOURS


  • Fill out leases (&send them a digital copy) 
  • Explain benefits of our suites.
  • Send information  to use for their marketing (exp: Dlux logo)  and send CONGRATS check list.
  • Complete walk through for move outs- take video of suite before new tenant moves in.
  • Show "new tenant" video / go over with them.
  • Add new tenant to website: get all information (social media info, Head Shot, create Template with suite ##, Biz phone number with their logo and create template for their wall sign.
  • Save their info in new folder in One Drive 
  • Also, Add them to wall map in wait area.

DAILY

Coffee Machine

Every 24 hours, Run the Clean Cycle in machine.

- Follow the guide including cleaning the interior of the machine and the chocolate dispenser.

- Empty Garbage: on ​the left side - usually needs emptied 2-3d/wk. The garbage under the machine has coffee grounds in it - can be emptied 1x/1-2wks.

- Make sure the coffee and chocolate are filled.

- Wipe machine and floor while its running the cycle

- Fill cups, syrups, lids

- Clean out and wipe down ice machine ( monthly)

Janitor service

Bathroom

- Fill toilet paper dispensers & soap Dispensers as needed (be sure the toilet paper dispenser has a new roll in the "secondary" position)

- wipe down the paper & soap dispensers (dusting basically)

- Scrub toilet bowl and wipe down: top/bottom of seats, sides/top of toilet

- wipe down mirrors, counters, blow dryers, & sinks

- Empty waste baskets

- Mop floors



2x week

Hallway & Lounge areas

- Vacuum - full vacuum 2d/wk - "spot vacuum" other days as is needed.

- Wipe entry way doors/windows ( for finger prints) & mop the floors as needed

- Wipe down waiting room furniture  - tables, chairs, benches - including the bottom of the benches as needed.




Break room

- Empty trash cans

- Mop floors

- Wipe down the sinks/counters/tables

- take lint out of dryers

Must have multiple videos and images in one reel,min of 5 but the more the better. Add Music if possible.  Reels are  a great way to capture tenants who don't post a lot so we can continue balance on our business page and not focus on just the tenants who tag the business ( even though that is really easy to do). The page would like a little of everyone sprinkled in:)
